The month of July 2023 closed with an occupancy rate of 83,6%, all categories combined., i.e. a level 4,2 points higher than that of July 2022. Following a satisfactory first quarter, the activity of the Grand Roissy hotel park continues its rise with a growing performance and a clear recovery by compared to the past period.

Key figures in July

Thus, in July 2023, the RevPAR level is up significantly compared to the month of July 2022. The latter amounts to 83,6 € HT, an increase of +9,4%. The increase in RevPAR was strongest for mid-range hotels (4*) and tourist residences, which recorded a gain of €9. Cumulative from January to July 2023, the performance indicators display solid levels, compared to the same period of 2022. In summary, the observations are as follows: +12,6 points in occupancy rate; +5,8% average price; and an improvement in overall RevPAR of +27,6%.

Hotel performance by hotel category

The combined observation of the performance of the Grand Roissy hotel slots reveals increasing activity for all of them. The recovery levels of hotel occupancy fluctuate with a recovery of respectively: -3,1 points of occupancy rate for super-budget hotels (1* and 2*) ; +4,5 points for the economic niche (3*) ; and +7,3 points for the upper segment (4* and tourist residences). The 1* and 2* hotel industry still maintains its place at the top of the podium, with a high occupancy rate of 87,9%.

Overall, all categories combined, the average price amounts to €100 excluding tax, a gain of 3,8% compared to July 2022. With the exception of budget hotels, whose average price evolution remains moderate (-2,9% in July 2023 versus July 2022), the rest of the Grand Roissy hotel portfolio shows dynamic growth in the average price: super-budget hotels (1* and 2*), recorded an average price of €76 excluding tax, i.e. the strongest increase recorded (+14%); while mid-range hotels (4*) as well as tourist residences have an average price of €113,7 excluding tax, representing growth of 1,7%.

Hotel figures for the three sectors of Grand Roissy

The Villepinte/Paris Nord 2 sector has an occupancy rate of 78,6%, a performance higher than that of July 2022 by 5,8%. A slight increase which is found in the Airport and Allée du Verger areas, whose occupancy rate is still high in this month of July 2023: 86,7% for the Airport and 83,1% for the 'Allée du Verger. These two zones, however, show little or no gain in terms of the average price, with respectively -0,3% for the Airport zone, and +1% for the Allée du Verger sector.
