The month of August 2023 closed with an occupancy rate of 72,8%, all categories combined, i.e. a level 9,6 points higher than that of August 2022. Following a satisfactory first quarter, the activity of the Grand Roissy hotel park continues its rise with growing performance and a clear recovery compared to the past period.

Key figures in August

Thus, in August 2023, the RevPAR level is up significantly compared to the month of August 2022. The latter amounts to 62,5 € HT, an increase of +13,4%. The increase in RevPAR was strongest for mid-range hotels (4*) and tourist residences, which recorded a gain of €10. Cumulative from January to August 2023, the performance indicators display solid levels, compared to the same period of 2022. In summary, the observations are as follows: +12,3 points in occupancy rate; +5% average price; and an improvement in overall RevPAR of +25,9%.

Hotel performance by hotel category

The combined observation of the performance of the Grand Roissy hotel slots reveals increasing activity for all of them. The recovery levels of hotel occupancy fluctuate with a recovery of respectively: -0,1 points of occupancy rate for super-budget hotels (1* and 2*) ; +14 points for the economic niche (3*) ; and +12,9 points for the upper segment (4* and tourist residences). The 1* and 2* hotel industry still maintains its place at the top of the podium, with a high occupancy rate of 81,1%.

Overall, all categories combined, the average price amounts to €85,9 excluding tax, a loss of -1,6% compared to August 2022. Leconomical hotel experiences a drop in its average price (-2,9% in August 2023 versus August 2022), super-budget hotels (1* and 2*), recorded an average price of €62,5 excluding tax, i.e. the strongest increase recorded (+4%); while mid-range hotels (4*) as well as tourist residences display an average price of €100 excluding tax, a decrease of -4,1%.

Hotel figures for the three sectors of Grand Roissy

The Villepinte/Paris Nord 2 sector has an occupancy rate of 64,7%, a performance higher than that of August 2022 by 15,7%. An increase which is found in the Airport and Allée du Verger areas, whose occupancy rate is still moderate in this month of August 2023: 76,8% for the Airport and 70,4% for the 'Allée du Verger. These two zones do not show any gain in terms of the average price, with respectively -3,3% for the Airport zone, and -1,5% for the Allée du Verger sector.
