A slight drop in overall occupancy rate but satisfactory results
In October 2024, the overall occupancy rate of hotels in the Grand Roissy area reached 77,2%, showing a decrease of -3,4 points compared to the same period in 2023. This decline is mainly observed in the 3*, 4* and 5* tourist residence categories, which recorded a decline of more than 4,5 points. Despite this, occupancy levels remain solid, ranging from 72,2% for 3* hotels to 84,2% for 1/2* establishments.
Paris-Charles de Gaulle Airport, a growth engine for hotels
Attendance at Paris-Charles de Gaulle airport has increased by +3,9% in October 2024 compared to 2023, with 6,2 million passengers. This performance represents 93,6% of the activity recorded in 2019., reflecting a dynamic recovery. This development particularly benefits hotels in the Airport sector, which have the highest occupancy rate in the area (85,9%) and an increase of +1,3 points compared to the previous year.
A sharp increase in average prices and RevPAR
The hotels of Grand Roissy have recorded a overall average price of €127,5 excluding VAT in October 2024, an increase of +20,3% compared to 2023. This increase is found in all categories: from +17,7% for 3* to +22% for 1/2* establishments.
Geographically, rates vary from €98,6 excluding VAT in the Villepinte/Paris Nord 2 sector to €151,4 excluding VAT for hotels located in the Airport zone. The Allée du Verger sector stands out with an impressive increase of +27,4% in its average price.
Thanks to this pricing dynamic, RevPAR (Revenue per available room) increased by +15,3% to reach €98,5 excluding VAT in October 2024, largely offsetting the drop in the occupancy rate. Changes by category vary between +10,6% for 3* hotels and +23,1% for 1/2* establishments. The Airport sector remains in the lead with a RevPAR of €130 excluding VAT, up +15,8%.
An encouraging cumulative annual report
Over the first ten months of 2024, the performance of the Grand Roissy hotels confirms a dynamic year. The average occupancy rate is stable at 74,8% (+0,2 points compared to 2023)The average price stands at €122,8 excluding VAT (+21,7%), allowing the RevPAR to peak at €91,9 excluding VAT, a remarkable increase of +22% compared to the same period the previous year.
These figures demonstrate the resilience and ability of Grand Roissy hotels to adapt to market changes, supported by the recovery of airport activity and an effective pricing strategy.
