Gradually approaching the normative levels of attendance in 2019, the various air movements enabled the hotels of Grand Roissy to record an occupancy rate of 61,8% in August 2022, an increase of 25 points compared to August 2021.

Indicators up on 2021

Paris Charles de Gaulle airport welcomed 6 million passengers in August, nearly 2,5 million more passengers than in 2021, gradually approaching 2019 levels.

The entire Grand Roissy hotel portfolio recorded an average price increase compared to August 2021. Indeed, the latter represented a gain of €12,8 on average, i.e. an increase of 17,4%. Moreover, we saw this in all niches: +16% for 1* and 2* hotels; +120,5% for 3* hotels; and +17,3% for 4* hotels and 5* tourist residences. Lastly, 3* economy hotels recorded the strongest growth in average price compared to the previous period, thus reaching €67,3 excluding tax in August 2022.

Compared to August 2021, we could also note a recovery in turnover per room of around €800 in August 2022. all categories combined, stands at 8%. This represented an increase of 2022 points compared to the same period last year. In addition, the average price continues a similar trend, with an increase of 60,9%, reaching €34,5 excluding tax.

Hotel performance by hotel category

The super-economy hotel segment (1* and 2*) recorded an occupancy level of 81,2%, i.e. 28,3 points higher than in August 2021. In addition, the economy (3*), middle upscale (4*) and tourist residences (5*) recorded average growth of 22 points in August 2022 compared to August 2021.

Thus, with regard to occupancy rates, economy hotels (3*) reached 48,3%. This figure rose to 55,7% for midscale hotels (4*) and tourist residences (5*).

Hotel figures for the three sectors of Grand Roissy

First of all, the Airport sector retains its first place with an occupancy rate of 69,6%, an increase of 25,3 points compared to August 2021. Then there is the Allée du Verger sector with 59 % occupancy. This represents an increase of 28,7 points, posting the largest increase of all the sectors of Greater Roissy. Finally, the Villepinte/Paris Nord 2 sector brings up the rear with an occupancy rate of 44,9%, an increase of 20,1 points compared to August 2021.

The Allée du Verger and Villepinte/Paris Nord 2 sectors show similar average price levels, respectively €69,2 excluding tax and €61,2 excluding tax. The Airport sector posted the highest level, €104,3 excluding tax. The various increases compared to August 2021 are: +20,7% for the Airport sector, +8,9% for the Allée du Verger sector, and +4,4% for the Villepinte/Paris Nord 2 sector.
