In September 2022, the sector's performance is still down from 2019 levels. The entire Grand Roissy hotel portfolio thus recorded an occupancy gap of 11,2 points compared to September 2019.

Due to performance indicators still below 2019 levels, the RevPAR of all hotels remains on average 17,1% lower than in 2019. This performance translates into a loss of approximately €500 in revenue average business per room compared to September 2019.

Over the months from January to September 2022, the strategies employed by Grand Roissy hoteliers attest to an improvement in the overall average price compared to the 2019 period, i.e. +5,1% average price (€4,7 additional). However, the overall occupancy rate remains down 17 points compared to the total for 2019, consequently limiting the recovery of RevPAR (-17,3%).

Hotel performance by hotel category

We note that the super-budget hotel industry (1* and 2*) is showing a much sharper recovery compared to the other niches, with a smaller gap in occupancy: only -0,9 points.

Despite a strong recovery in the average price compared to September 2021, it is still slightly behind compared to its 2019 level of €6,1. The average price differences thus vary between -€2,4 for mid-range hotels (4*) and tourist residences (5*), to -€8,3 for super-budget hotels (1 * and 2*). The economy slot (3*) is down €3,6.

Hotel figures for the three sectors of Grand Roissy

Within the Grand Roissy sectors, occupancy levels in September 2022 compared to 2019 show variations of between -7,1 points for the Airport sector, and -19,7 points for the Villepinte/Paris Nord sector 2, going through -12 points for the Allée du Verger sector. Similarly for the average price, all sectors posted levels below those of September 2019: -6,9% for the Airport sector; -8,8% for the Allée du Verger sector, and -2,7% for the Villepinte/Paris Nord 2 sector.

Compared to the comparable sectors of the benchmark, the occupation of Grand Roissy is the one that is the furthest behind compared to the pre-Covid level: -11,2 points this month, while La Défense is at -7,1 points, Disney at -2,8 points, Orly at -2,7 points, and that the Porte de Versailles sector equals its occupation of N-3. The dynamic is the same over the period January-September. In terms of average price, the destination is the only one in the benchmark to observe an average price lag this month, while the Disney and Porte de Versailles destinations surpass their N-3 average price by +21,9% and +20,3% respectively. .XNUMX%.
