After a minimal increase in hotel performance in January 2021 compared to December 2020, the uptrend continues.

Average attendance fell by 42,2 points in February 2021 compared to February 2020, the pre-Covid period on the French market, which ultimately results in a contraction of RevPAR of -72%.

Market occupancy stands at 21,7% : an above-average level was observed for the entry-level offer, which reached an occupancy rate of 36,1% in February 2021. Budget hotels recorded the lowest occupancy rate of 16,4%, behind the mid-range niche (18%).

The average price remains at € 70,1 excl.tax on the market, down 17,4% from February 2020. RevPAR contracted by 72% with a larger drop on top supply of around 76%.

Year-to-date, the occupancy rate is 23,6% on the market. The entry level observing the highest occupancy rate of 40,2%, followed by mid-range hotels 19,4%, then economy 17,2%, a loss of 45,7 points on the whole market.

Following the collapse of international air flows and the decline in business activity, all dynamic areas of the Grand Paris have suffered a significant loss of their international clientele. The uncertainty that has dominated the market for a few months is preventing major events with air and rail traffic from taking place, which therefore does not encourage the planning of trips. In the greater Roissy area, hotels located near Roissy-Charles de Gaulle airport have naturally suffered the most, with attendance down 50,1 points compared to February 2020, and prices down 19%. The Villepinte zone also posted a decline in attendance, which is particularly linked to the event activity of the Villepinte Exhibition Center (-43,8 points).

At the regional level, the Orly and Roissy airport hubs post the least bad occupations, despite the drop in air traffic, ie occupancy rates of 30,8% and 21,7% respectively. Conversely, the hotels located in the Disneyland hub were considerably impacted by the closure of the park, thus observing the lowest level of attendance of 6,6% (-63,5 points).

The hotels in La Défense perform better and record an average occupancy of 14% relatively to the same level as the Porte de Versailles (very dependent on the holding of events and the corporate clientele). It is also La Défense and La Porte de Versailles that maintain the highest average prices of € 84,6 and € 72 respectively.
